Budget Real Estate Contractors
It's no secret that finding a contractor at a good rate can sometimes seem impossible. Contractors are known for their reputation of overcharging and passing out high estimates. If you are a budget-oriented investor, or you are just buying a home in need of repair to one day live in, you want to get the best budget real estate contractor you can find. You may not be able to find a true budget real estate contractor. In fact, I am not so sure they even exist. However, you may be able to get a top quality contractor for the price of a budget real estate contractor.
This tutorial is going to show you how you can get a good price for a job done by a professional contractor. Your first step is to obtain as many estimates as you can. I would start with at least five but this method works better if you can get as many as ten. This will give you a good amount of leverage to work with. A good place to find that many contractors in your area is right on the internet. You will be looking for them on the sites that offer listings for contractors and handy people. You only want to look for the ones in your area. These websites can cut your time from weeks down to just a few hours work because you can find as many contractors as you like in one location. After you locate several contractors, you need to schedule a time for them to come out and give you estimates. This is the time consuming part because you obviously don't want them all there at the same time.
After you have all of your bids in hand, you then begin calling the contractors who bid above the lowest bid and see if they can beat that lowest bid. This will give you your absolute lowest bidder. Do not work with anyone who is not willing to budge on their bid because you will be doing some more negotiating later.

By now you should have a couple of low bids from contractors who were willing to negotiate with you. Your next step is to approach all three of them and ask what they can do differently to further reduce the bid. You may be surprised at some of the answers you get. They may tell you things like they can have the floor polished rather than tearing it out and replacing. This means that the floor is in good enough condition to keep in place.
Now make a note of all of the ideas that you got from the contractors and decide which ones you want to use. You then get a new bid from all three contractors in the case that they would do the job with the new ideas that they gave you.
This process takes time but it can pay off in thousands of dollars. By taking the time to complete these steps outlined above, you will get a top quality contractor for the price of a budget real estate contractor.
